Silicone manufacturer’s have warranties that range from 20 to 50 years. So far all the 96% solid Silicones we have tested all appear to be very good–and very similar to each other.
Asphalt roofs, like Brai cap sheet, Alumination, pitch and gravel, etc are all dinosaurs. They do, however, serve as a great base for applying silicones over.
Solvent based Silicones, such as GacoRoof, are long lasting but will not clean off easily

LeakMaster is a leader in switching flat roofs from the dreaded old hot tar kettle to the “torch welded” membrane, known as Brai. Today, few roofs are the old torch welded because of insurance regulations. The movement has been towards “self adhered” membranes, also referred to as “peel and stick. LeakMaster goes a step further and reinforces all seams since they have a tendency to unravel with time.
For commercial roofing we also install Duro-Last which is a prefabricated single-ply roofing system ideal for virtually any commercial or industrial, flat or low-sloped application. Extremely durable and easily installed without disruption to daily operations.
If you are experiencing leaks, LeakMaster will find the source. Sometimes even using high tech equipment to pinpoint the source. We can install a quick fix for a short term solution and recommend some long term solutions like new roofs and coatings.
Most flat roofs leak from the seams, laps and transitions. For flat roofs we normally reinforce these areas and install roof coatings. We can coat a roof only on problem areas or do the entire roof.
